I and 19 other seasonals were issued eviction notices August 30, 2023 after receiving renewal notices August 9th for the 2024 season.
This Park was bought by Forge & Foster, March 2021 and the maintenance of the Park has steadily deteriorated under their ownship.
The roads have not been maintained and there are over 200 potholes that needed to be filled. The Park Manager kept assuring me they are getting done and never were. The lower stairs leading down to the beach required repairing in order to access the beach and were not fix until August 1st. Two months of the season we were unable to enjoy the Lake, which is the only amenity in the Park.
The Park Manager is virtually non existent. She does not return phone calls or texts mails. An example is on Canada Day a fuse blew in our Pavilion, which the septic pump also runs off the same fuse. Contact was made with the Park Manager via phone and at her house, which resulted in no response. No response to the emergency number as well. In the end, the issue was resolved by the park residents.
The grass is not cut on a regular basis. A senior concerned about ticks in the long grass overlooking hers and other trailers ended up cuttong the grass. The reason was no money for gas.
These are only some of the issues plaguing this once beautiful and well kept park. Another pressing problem is the 25 year fault erosion line which has serious complications for the park.
Look elsewhere as long as the Parks are not owned by Forge - Foster.

The park used to be beautiful and all tenants and campers were proud of the places. Since forge and foster and resorts HQ purchased the park it has been neglected. Septic system not being emptied. Bathrooms are dirty. Road is so full of potholes that it is getting dangerous. Trees are dead and falling. And worse of all. When we contact them for maintenance and in a few cases emergencies, they don’t even bother replying. Shamefull!

My 80+ yr-old grandmother has just been ordered to demo her cottage and be completely cleared out in less than 60 days. The tyrannical new owners are saying SHE has to pay for the demolition and removal of her trailer (which is in fine condition), so they can put a ritzier trailer in its place. This is after they came in and have set an exponential increase on the annual park fee as well as implement several other frivolous fees and set restrictions on long-time members of the park. DON’T rent or invest here unless you want the rug pulled out from under you with NO tact and NO integrity.

Who still lives in mobile homes these days? Mobile home owners and people who live in mobile homes are often stigmatized for living off very low income and often don't have access to quality education. Many tenants are being evicted unfairly which is quite the turn off when it comes to mobile homes. In my opinion, not a good living option.

Illegal misinformation and bullying are practiced to year round tenants by RV Director, Julie's Kruzick, who tries to blame municipal bylaws from stopping her approval for assignments of tenancy. The owners are purposely misleading and interfering with sales of units.
Tenants started a tenants association and had to hire a lawyer remind owners of the following......

"It has come to our attention that you and/or your staff have been illegally interfering with our clients’
right to sell their units. Given the fact that our clients use their mobile home as a permanent residence,
their tenancies clearly fall within the purview of the Act. As the landlord/landlord’s agent, such
interference is prohibited by subsection 156(1) of the Residential Tenancies Act, 2006, S.O. 2006, c. 17
(the “Act”). Section 156 of the Act provides that “[a] tenant has the right to sell or lease his or her
mobile home without the landlord’s consent.” Accordingly, you are explicitly prohibited from attempting
to restrict our clients’ ability to sell their units to any prospective purchaser. This prohibition includes any
attempt to stop our clients from selling their unit to a purchaser who intends on using the unit as their
permanent residence. By interfering with our clients right to sell their units you are committing an offence
under paragraph 234(q) of the Act and, as a corporation, are liable to a fine of up to $250,000."

Anyone living in a land lease /mobile home or year round park need to understand their rights. This company is ripping apart communities to further their financial agenda.

New owners are forcing people out of their homes and cottages and trying to make them pay for demolition so they can build new fancy homes on land that’s not even safe! The edge of this park is nearly on the teetering on a deteriorating cliff. Not to mention they’re jacking up the prices on renting the land. Absolutely repulsive what they will do to make a few bucks.

Buyer Beware. Thinking of attending the open house this weekend Feb 10 2024? Current tenants and previous tenants are currently in litigation with these park owners for unlawful evictions and loss of thousands and thousands of dollars of newly purchased mobile homes.
